Beachfront Villas with Private Sea Access
Coffee on the terrace, then a few steps into the sea – that is the beauty of a beachfront villa. These villas have a sea platform, jetty or direct sea access declared by their owners. Browse them and ask the owners directly.

What beachfront means here
Villas on this page have a sea platform, jetty or direct access to the water declared by the owner. On Türkiye's south-west coast, though, beachfront rarely means sand outside the door. The coastline around Kaş and Kalkan is rocky: you usually swim from a wooden or concrete platform with a ladder, the water gets deep quickly and it is famously clear. Around Göcek and Bodrum you are more likely to find sheltered bays, jetties and gentler entries.
An honest word: check the details
A sea platform may belong to the villa alone or be shared with other houses in a complex. Some villas sit across a road from the water, or above a long flight of steps. Photos do not always show this, so ask before you commit:
- Is the platform or jetty private to this villa, or shared?
- Is there a road, steep path or steps between the villa and the sea?
- How do you get into the water – ladder, steps, pebbles?
- How deep is it, and are there railings for children?
- Are sunbeds and parasols provided by the sea?
- Can a boat or kayak tie up?
Who it suits
Keen swimmers, snorkellers, kayakers and anyone arriving by boat will love it. Families with small children should factor in deep water and ladders and keep a close eye at all times.
Season and booking
The sea is at its best from June to October, and beachfront villas are often the first to go for July and August. Prices, deposits and terms are set by each owner. Villora does not take bookings – contact the owner by WhatsApp, phone or email, check the VillaNo and Tourism Permit number, and get the sea-access arrangements confirmed in writing.
