Winter Villa Rentals in Türkiye
Winters on Türkiye's south-west coast are mild compared with much of Europe, and some villa owners keep their homes open all year. These villas are listed by owners who accept winter rentals; ask them directly about heating and prices.
A villa by the sea in winter
From November to March the coast around Fethiye, Kaş, Kalkan and Antalya is quiet and often sunny, ideal for walking sections of the Lycian Way, exploring ancient sites without crowds and enjoying long lunches in the sun. Nights are cool, though, and there are rainy spells. Not every villa rents in winter, so this page shows only those whose owners say they do. It suits couples on a short break, retirees escaping a cold northern winter and remote workers who want sea views from the desk.
Heating: the key question
In winter, comfort comes down to heating. Ask the owner:
- How is the villa heated: air-conditioning units, a fireplace, a stove, a gas boiler or underfloor heating?
- Can every bedroom be heated?
- If there is a fireplace, is firewood included or charged?
- Are electricity and gas included or billed by meter?
- Is hot water solar, and is there a backup heater?
- Is the pool usable, and is there a heated or indoor pool option?
Winter prices and where to go
Winter prices are often lower than summer rates, and owners may offer a special rate for longer stays, but each owner sets their own. Fethiye and Antalya are practical choices, with supermarkets, restaurants and healthcare open all year. Kaş and Kalkan are quieter and some businesses close out of season. Bodrum also has year-round neighbourhoods. If swimming matters, have a look at our heated pool and indoor pool pages too.
Rent with confidence
Each listing shows its VillaNo and Tourism Permit number. Check it, and get the heating arrangements in writing along with the rest of the terms. Villora does not take bookings or payments; you speak with the owner directly.
