Who rents villas by the month?

Monthly villa rentals suit retirees escaping a northern winter, digital nomads who want a pool instead of a co-working desk, families taking a long break, and anyone testing life in Türkiye before deciding on something more permanent. Fethiye and Kaş work well for longer stays thanks to year-round markets and established expat communities, while Bodrum and Antalya keep city services close at hand.

Agreeing a monthly price

Long stays are usually priced differently from nightly rates, and the figure is negotiated directly with the owner. Before you agree, clarify:

  • Are electricity, water and gas included, or billed separately by meter? Separate billing is common on longer stays.
  • How often is cleaning done, and are linen and towel changes included?
  • Who looks after the pool and garden?
  • What is the deposit, the payment schedule and the policy if you leave early?
  • How fast is the internet, and how is the villa heated in winter?

Put everything into a written agreement, even for a single month.

Holiday let vs. residential lease

The villas here are furnished holiday homes rented for tourism. A long-term residential lease in Türkiye is a different arrangement, typically annual and often unfurnished, with its own rules. If you are not a Turkish citizen, visas and residence permits are your own responsibility; check current requirements with official sources for the length of stay you plan.

Timing and trust

October to April is the natural window for monthly rentals; in July and August many owners only take weekly bookings. Every listing shows a VillaNo and Tourism Permit number, so check it before paying. Villora does not handle bookings or payments; you deal with the owner directly.

Frequently asked questions

Are utilities included in a monthly villa rental?
Not always. On longer stays electricity, water and gas are often metered and billed separately. Confirm in writing what the monthly price covers.
Can I negotiate the monthly price?
Owners set their own prices and many offer a special monthly rate for long stays. Send your dates and group size and ask for a quote.
Can I rent a villa monthly in summer?
Some owners allow it, but in July and August many rent weekly only. Autumn, winter and spring are the easiest seasons for long stays.
Do I need a residence permit?
Visa and residence rules are the guest's responsibility. Check current requirements with official sources based on your nationality and length of stay.
