Large Luxury Villas with 300 m² or More
Sometimes the real luxury is space: a lounge where everyone fits, bedrooms you can unpack in and nobody tripping over anyone else. These villas have at least 300 m² of indoor living area, as declared by their owners.

What counts as a large villa?
Every villa on this page has an indoor living area of 300 m² or more, as stated by the owner. Expect generous living rooms, large bedrooms, often a separate snug, TV or games room, and a kitchen with space to cook together. Space makes the biggest difference on longer stays, for families who enjoy time indoors and during the hottest afternoons of July and August, when a cool, roomy interior is very welcome.
Square metres are not capacity
A large villa is not necessarily a villa for a large group. A 300 m² house might feel wonderfully roomy for six, or it might sleep twelve. And don't confuse indoor area with plot size: gardens, pool decks and terraces are usually not part of the figure. When you read a listing, ask:
- Is the area quoted the indoor living space or the size of the plot?
- How many bedrooms and bathrooms are there, and what is the maximum capacity?
- Is the space spread over several floors with lots of stairs?
- Is there air conditioning in every room, and heating for cooler months?
- How large and private are the garden and pool area?
Where to look
The Bodrum peninsula and the Belek and Kemer area offer many modern villas with open-plan living on one or two levels. In Kalkan and Kaş the space is often spread over several hillside floors, while Göcek and Fethiye have large garden villas surrounded by greenery.
Practical notes
Cooling a big house in summer, or heating it in winter, uses a lot of electricity, so ask whether usage is included. Villora takes no bookings; prices and terms are set by the owner. Check the VillaNo and Tourism Permit number and get the agreement in writing.
