What sets an ultra luxury villa apart?

At this level, comfort is a given; architecture and service make the difference. Every villa on this page has at least five bedrooms and a private pool. Many add an infinity pool, a hammam or sauna, a gym, a cinema room, an outdoor kitchen with barbecue, wide sun terraces and smart-home systems. Some owners can also arrange daily housekeeping, a private chef, breakfast service, chauffeured transfers or a private boat.

Ultra luxury villas by region

• Kalkan and Kaş: glass-fronted modern villas with infinity pools on hillsides above the Mediterranean, famous for their sunsets.
• Bodrum, Yalıkavak and Türkbükü: design-led estates close to marinas and beach clubs.
• Göcek and Fethiye: villas surrounded by nature near sheltered bays, easy to combine with a gulet or yacht day.
• Belek and Antalya: spacious villas with large gardens, close to golf courses and the airport.

Get the service details in writing

There is no booking on Villora; you discuss everything directly with the owner. Services vary widely between ultra luxury villas, so we suggest confirming the following in writing:

• Whether staff services (cleaning, chef, gardener, pool care) are included
• The security deposit amount and how quickly it is returned
• Heating charges for the pool and jacuzzi
• House rules for events, celebrations and extra guests
• Changeover day and the possibility of early check-in

Tourism Permit and VillaNo

Under Law 7464 (2024), villas rented short-term must hold a permit from the Ministry of Culture and Tourism. Each listing shows its VillaNo and permit number; check them with the owner before making any large payment.

Season tip

Large villas are few in number, and many are reserved months in advance for July and August. June and September offer an excellent balance of weather and availability.
